Renting on the Costa del Sol: by the week, by the month or by the year
Renting here is not one market. Below and above a month are two different markets, with different contracts and prices that bear no resemblance to each other. This is what is worth knowing before you start looking.
By the week
Under a month the price is counted per night, and it covers cleaning between guests, turnover, and the empty weeks the owner has to absorb. That is tourist accommodation and it goes its own way: we work from one month upwards. Most people think the difference between the two is length of stay. It is not. It is whether hotel services are provided and where it is marketed.
By the month
From one month to eleven months, on a seasonal contract. For people coming to work, to study, to spend the winter, or while they decide where to buy. From a month on, the price stops being counted per night and drops a lot: it is not a discount, it is a different model. And from October to March this coast changes market — the tourism empties out and it fills with people coming to stay, so there are good houses free that are not free in July, at a price that does not exist in July. If your dates are flexible, that is the first thing to know about this coast.
By the year
Your main home, on a residential contract, from one year upwards, with the protections that brings for the tenant. It is what you sign if you are moving here.
What to check before you sign
Which contract it is, because a main home and a seasonal let do not protect you the same way, and the paper has to say so. What the price includes: electricity, water, community fees and internet, which is where the surprises appear on stays of several months. How much deposit is held and when it comes back. And who answers when something breaks, because over six months something breaks.
